Be sure to do your RESEARCH!

Look for available land through google, call up the county, you can find their information through a google search. I’ve found that most counties now have a website that has most of not all info that you’ll need.
Check for water rights, mineral rights, easements, etc. Make sure that there are no liens on the property, you may need to go through a title company for this though a lot of the cheap land available has already had it done by the county prior to being sold at a tax sale but this isn’t always the case!
If you aren’t wanting to be off grid and there aren’t utilities (power, sewer & water) check into the installation costs! These costs vary greatly from region to region so don’t just go off of someone else’s experience.
Be aware of HOA’s, they serve their purpose for some however typically aren’t very homestead or farmstead friendly!
