What You Need to Know About Filling Out Property Disclosures

When you're selling a house, whether you've lived in it or not, you have to fill out a property disclosure form. This property disclosure statement can be daunting because you really don't want to tell the buyer all the problems with your house, but you are obligated to if you know of issues; however, there is an exception to the property disclosure statement. If you've either never lived in the property or if it has been so long since you have lived in the property that you can't give much detail about it, you aren't required to disclose as much. Major things have to be disclosed. For instance, if you never lived in the property, but you know there is lead paint, not assume it, you have to disclose it. If you know you reroofed the property in the last year, for example, this is something you must disclose. However, if the toilet leaks and you've never lived in the house. You're probably unaware of the leakage. It probably won't show up on a report. If you've been informed by a buyer that there was a problem that showed up on an inspection, you are now in the know and need to disclose it to other buyers should the informing buyer back out, etc.
