Step 9 to Buy a House: How to Negotiate Your Contract After the Home Inspection or Appraisal

After getting your home inspection or appraisal results, it may be time to go back to the negotiation table. You need to know when to walk way after a home inspection as well as when to stay in the game. It is ok to walk away from the house as long as you kept an inspection contingency to walk way.
However…
Let’s remember why you got here in the first place. You wanted to buy a house…and not just any house, this house! If you find something in the inspection or on the appraisal that is disagreeable to you, this is the time to ask for a credit or repairs. The next step after home inspections is to determine if it is still really what you want. Is it worth the hassle to move forward? If yes, go for it. Ask for the moon. Be prepared for them to answer back that they won’t change anything. The seller does not have to and may not be willing to negotiate after the inspection, but there are some reasonable requests.
The most reasonable requests after home inspections include carpet credits, HVAC, plumbing, or other repair credits. One thing I asked for in my last housing purchase was for the solar panels to be cleaned professionally and the carpets to be shampooed professionally, just like a renter would have to do before they move out. Anything is negotiable and these things are quite reasonable, especially if they weren’t disclosed in the seller’s initial disclosure. Finding these issues through the home inspection when not mentioned in the disclosure means it is reasonable to ask for their repair or for the seller to compensate for the issues.
