Prop 19 Alert! Don't Do a Quitclaim Deed Until You Watch This!

With the February 15th deadline looming there is a temptation to rush out and seek quick and easy solutions to take advantage of the Prop 58 "parentchild reassessment exclusion" before Prop 19 goes into effect. The "easiest" and "cheapest" way seems to be to record a quitclaim deed (which is also known as a grant deed transfer) to either add children to title or transfer full ownership to them now. While this is relatively easy (despite the restricted access to county recorder's offices due to the pandemic) and inexpensive (no more than $225 in recording fees per transfer), there are MAJOR ramifications that make this option untenable.

Watch to avoid this MAJOR problem that will be extremely costly for your children in the future and costly for you to undue later.
