WHAT are they?
Somewhere around a 30day minimum

WHY?
1. They hold up very well in the SW Florida marketplace
2. Less wear and tear
3. The renters tend to take care of them a bit more than the weekly party crowd
4. Higher gross income versus annual renters so you still garner the higher ROI

WHERE?
1. Within the city limits IF you can find that and therefore rent for 7day minimum WHICH GIVES FLEXIBILITY to do it less frequently should you desire
2. NON flood zone areas
3. NON HOA communities
4. South Gate, mid century homes that have lasted the test of time
5. Gulf Gate, both of these are older wellestablished neighborhoods

OTHER SUGGESTIONS:
1. I strongly recommend a concrete block home
2. Always under writing a home with the worst case scenarios in mind such as: the flood map changing, owners coming together to create an HOA, turning it into an annual rental... just think about the insurance doubling, taxes going up and a disaster renter! Add buffers in your budget to air on the side of caution financially
