This is the perfect situation for an Electric Tankless Water Heater
I'm building my dream Home Office with Kitchenette & Full Bathroom
And I didn't want to waste space for a big hot water tank, or waste the money heating water continuously on a space that won't be used that often.

This unit will heat 2.3 gallons per minute from 52 degree water to 105 degrees.
Here are a few things that I recommend you should think about before purchasing an Electric Tank Water Heater :
1. Power supply, do you have the room for the breakers needed. This 18kw unit takes 2 double 40amp breakers, the 27kw needs 3!
2. What kind of gpm do you need? For a typical shower system, 2 gpm is needed. And thats a low volume shower....If you are used to full massage shower then be sure to buy the bigger unit (27kw)
3. 8 AWG wire is not cheap.....A 125ft roll of 8/2 wire was almost $300
