Joanie & I are going to cover what it took for us to buy our own RV site in Rio Grande Valley (RGV) and should you consider buying your own RV site. There's a lot involved. We'll also be covering the fixed expenses it takes to maintain it. Owning your own RV site certainly has it’s advantages, especially when a crisis hits or when you need a winter place to stay without moving all the time & paying high RV camp ground fees.

For those who want to know:
We purposely did not reveal the cost or location of our site for personal reasons. The cost of RV sites down in RGV vary a lot, as do the property taxes, HOA fees, other misc. site care costs & utilities. These extra annual costs & fees are just as important as the cost of the RV site itself.
We did mention the price range of what these sites down here can go for in 4:40 in the time line.

No electronic version of the book. The above link is where we got it and MAYBE they'll mail it to you. "The Park Book" is updated every year. So if you want a current version of what's available, you'll probably have to wait till next winter season. And besides, the book just lists the parks, their addresses and basic info. These 17 RV parks that actually sell RV sites, you actually have to do all the manual leg work and drive to each park and look at the sites themselves.

No matter how you look at it there is no easy way to choose a site down in RGV without actually going down there, driving to the RV parks and looking around. Impossible to do remotely. There is no such thing as a main internet site, or listing center, that you can go to and see what's available in all these different parks. Nothing like that exists. It's really old fashion way of doing business down here in RGV.

It took a lot of work and hunting on our part to find these RV parks even when we did finally found the Park Book. This book will be available next winter I have no doubt when the next season of Winter Texans come down. But all the book does is give you the information on what parks actually sell sites. Nothing about current available sites at all. But you really need visit these properties anyway to meet your neighbors, check out the electrical pedestal, water, sewer, actual property boundaries etc., etc. Best to go look at these available sites while all the Winter Texans are there to get all these answers. This is between the months of November and late March, early April. After mid April they're all gone and the parks MAY have 20% of residents left that live there all year round. These parks have high turn over of available inventory.

MORE INFORMATION ABOUT INSURANCE COSTS FROM COUNTY TO COUNTY
A lot of people will put a shed on an RV site. In that shed can hold quite a bit of equipment like, tools, appliances, run electricity and plumbing to it and so forth. It's like a small garage. A nice shed like this can easily be worth 710K thousand dollars and sometimes more. Also, some people will build a large over head metal covering so the whole RV is under cover to protect it from the sun and bad weather. A nice metal cover again can cost several thousand dollars. So if you've done these kind of RV site improvements and want to insure them that's when it matters what county you're in. In these cases with these kind of improvements done it's just not insuring a piece of concrete.
