In today's episode, we unveil a heartwrenching story that no Australian homeowner should ever face. After three builders, numerous challenges, and a pile of unmet promises, this homeowner's dream turned into a nightmarish reality.

The tale begins with the first builder disappearing postdeposit and the second going bust. Now, as he deals with the third builder, a legal demand comes in. The builder claims the 'Lockup Stage' is complete. In the Victorian consumer law, the 'Lockup Stage' refers to a point where the building's external wall cladding and roof covering is fixed, the flooring is laid, and the external doors and external windows are fixed (even if the external doors or windows are only temporary). The real shock? This stage amounts to a whopping 30% of the contract price.

Our inspection, however, unveils a darker truth. Not only is the 'Lockup Stage' incomplete, but even the preceding 'Frame Stage' doesn't match the engineering drawings. What's even more alarming? The building surveyor had passed the frame stage, which the homeowner had already paid for. If a builder prematurely demands a stage payment, it might be a breach of both the Contract and the Domestic Building Contracts Act.
