Even though prefab and modular ADUs have made a lot of advancements in terms of design and manufacturability, they are still more expensive than stick built ADUs. They have the most accurate construction costs because they're able to draw upon actual data from backyard ADU projects that have been completed. According to Realm's data, it makes a lot of sense to build a granny flat in Las Angeles and San Diego because the construction cost is low relative to the average home values in LA and SD. On the other hand, it seems quite expensive to build a backyard ADU in Sacramento relative to home values there. The Bay Area has extremely high labor costs and permit fees so it is quite expensive to build there. But it is definitely cheaper to build in the east bay city of Oakland as opposed to the notoriously pricey San Francisco.
